Key Holding Long Term Rentals

Costa Rental Management has the right solution for your spanish property key holding. According to the Spanish law, property owners having their permanent residence abroad are obliged to deposit a spare property key upon their absence. We will securely store your keys, alarm codes and access codes, ensuring that your property key is accessible for any tenant viewings, guests or your arrival or more importantly in the event of an emergency. Access to the property will be recorded for you to track at all times on your online owners account, Costa 365.

Inventory Long Term Rentals

We prepare a detailed inventory of the property recording all the furnishing & fittings that the landlord has purchased for the apartment which will be signed by a tenant when renting the property. We also check the current appliances working order and if there are any guarantees in place. All inventories will be scanned and stored on the owners online account on Costa365.

We make monthly checks to the property, making sure that all rooms are well aired, that the WCs are flushed and the taps are open to let some running water flowing, avoiding undesired smells in your property. Our Property Managers will make sure that electricity supply is properly working and that your terrace plants have been watered accordingly.

Would you imagine how much would it cost for you to check your property every month? You don’t even have to think about it, Costa Rental Management will take care of it. The records of all property checks are stored in the landlords account and accessible online through the owners Costa 365 account.

During the lease term, Costa Rental Management will collect the rental fee from the tenant and will allocate it to your balance as per the rental contract. We organize the payment of any outstanding bill related to the property and the balance is transferred to your bank account on a monthly basis. Utility bills are generally left in the owners name so we will ensure that the tenants is the aware of the amount of water, gas and electricity they have consumed each month and pay the corresponding utility invoice.

We issue receipts for all transactions, in accordance with Spanish regulations, making sure you comply with government administration requirements. All full record of monthly rental and utility payments are available online through your unique online account Costa 365.

Worried about your bank statements? You never received the minutes of the last owners meeting? Costa Rental Management will make sure that your postbox is opened regularly, your mail is checked and delivered to your home address, if needed, and that we keep it safe, to protect your privacy. Any important post will be scanned and emailed to you immediately and stored on your online Costa 365 account.

Most probably you have heard, or even experienced, about utilities being cut-off because of unpaid bills of less than 30€. However, once your electricity or water has been cut-off, re-connection charges can make it even more annoying. To forget about this hassle, Costa Rental Management will manage your utility bills in a professional way, with Spanish speaking staff who can sort out any issue with the provider companies, making sure that you do not find any unexpected surprise when your holiday in the sun starts or a tenant is ready to move in.

A balance statement will be easily accessible through your Costa 365 online account which will show how much your utilities are every month and what has been paid to the providers and, more importantly, you will benefit from the experience of our staff, making sure that you fully enjoy your home abroad.

Costa Rental Management is here to make sure that your monthly charges are paid to date and that your right to vote is never waived because of any forgotten debt or your absence. We liaise with the condominium management company to report any issue which might involve the condominium, checking the property with the condominium company if requested or simply channeling the information through us, making sure that you are always kept informed about what’s going on your community.

We can act as your proxy to attend your community AGM or any other meeting of interest for you. We will vote according to your instructions and will make sure that you receive a copy of the meeting minutes from the condominium management company.
